 A Registered Land Surveyor (RLS) is licensed by the state to perform boundary surveys and give professional opinions regarding the location of property lines and corners.  A good surveyor begins at the local county courthouse, researching the past and present deeds to the subject property, as well as the deeds to the adjoining property(ies).  With these in hand, he/she then goes to the property and conducts a field run survey, which entails searching for and locating any monumentation of property corners as described in the deeds, as well as any evidence of encroachments, easements, gaps etc... that may not be apparent in the documents of public record.  If everything is in order, where it should be, this may be all that is required.  If, however, there are questions regarding the boundary, more work is called for.  With the field measurements and deeds, and a return to the office, the process of shifting through the evidence begins.  Adjoining deeds are compared with the subject deed, and any discrepancies are identified.  The deeds are then compared with the field evidence.  The surveyor considers all of this evidence, and through a knowledge of the applicable state laws, historical measuring techniques and the quality and intent of the deeds a determination is reached.  After this, there is a return to the field to stake any missing property corners.  If required, the surveyor will then provide the client with a drawing and possibly a land description of the property.

In truth, modern surveyors perform many more fuctions than this.  Because of the land surveyor's expertise in measuring, engineers employ surveyors to gather data necessary for development and construction of many different types of projects.  This necessitates the modern surveyor being versitale, having a working knowledge of what various client may need.
